Trends and Outlook

Fighting in Ukraine has driven millions of people to relocate abroad. By the end of August 2026, 4.43 million people who had left the country were under temporary protection in the European Union. Spain became one of the popular destinations. Relocation and families gradually settling abroad help explain the increase in home purchases.

The European Union extended temporary protection for Ukrainians until 4 March 2028. If the scheme ends, those wishing to remain in Spain will need another legal basis for residence. Their ability to obtain that status, together with incomes and property prices, will influence decisions to buy a home.

According to International Investment analysts, future demand will largely depend on how the conflict between Russia and Ukraine develops. Continued fighting may encourage some people who have relocated to put down roots in Spain, although uncertainty could also deter major purchases. A peace settlement would open the door to returning home, but would not necessarily trigger a mass departure: many have found work and built social ties during their years abroad. Geopolitical developments may therefore influence sales volumes without determining every buyer's decision in the same way.
