Ras Al Khaimah Hotels Reposition Ahead of Wynn Opening

Hotels in Ras Al Khaimah are renovating and reconsidering their food-and-beverage models ahead of the planned September 2027 opening of Wynn Al Marjan Island. Rixos Al Mairid is refurbishing 323 rooms, and Pullman Resort Al Marjan Island is upgrading 300. The hotel sector is preparing for a luxury entertainment destination, but current operating indicators tell a less exuberant story: August occupancy fell to 60.5% from 76.4% a year earlier.

Hotel Renovations Precede the Resort Opening

Marjan Hospitality chief executive Alison Grinnell told Skift that Rixos Al Mairid plans to move further upscale following work on 323 rooms in its main building, while Pullman aims to reopen its 300 refurbished rooms as an adults-only resort in the second quarter of 2027. The schedules are company plans, not proof that renovations have already been completed.

Operators also expect an evolution in meal packages. All-inclusive stays may become less dominant near a destination featuring substantial dining and entertainment choices, as guests spend more outside the hotel where they sleep. Bed-and-breakfast or half-board can give visitors greater flexibility, although the profitability of any model depends on local guest demand and the balance between accommodation and restaurant income.

Occupancy Is Down 15.9 Percentage Points

The figures cited in the Skift interview show hotel occupancy of 60.5% in August 2026, compared with 76.4% in August 2025. The difference is 15.9 percentage points, not a 15.9% relative decline. Average daily rate rose 3.8% to $137.70. Higher ADR alongside lower occupancy does not establish stronger revenue per available room or operating profit.

Average length of stay across Marjan Hospitality’s portfolio reportedly shortened from 3.5 nights to 2.4. Bookings on the books for the fourth quarter were 10–20% below expectations when the interview took place. This booking estimate is neither a forecast for the entire emirate nor the final result for the quarter. Short booking windows in some source markets could still change the outcome.

Domestic Tourism Supports the Visitor Record

Ras Al Khaimah’s official tourism authority reported more than 670,000 visitors in the first half of 2026, the strongest first-half result on record. Domestic arrivals rose by 47% year on year and helped offset disruption to international travel. The headline total therefore does not establish equivalent growth in overseas visitors, room occupancy or hotel revenue.

Short domestic trips and international resort holidays differ in length, spending and seasonality. An emirate-wide arrivals record can coexist with softer room occupancy and shorter stays in a particular portfolio, which is why investors need the underlying mix of guest demand.

Wynn Adds More Than Guest Rooms

Wynn Resorts’ official project information describes the first integrated resort in the UAE, with more than 1,500 accommodations, 22 restaurants, lounges and bars, a theatre, event facilities, shopping and extensive beach amenities. A destination of that scale may generate additional reasons to visit Ras Al Khaimah and redirect visitor spending across nearby hotel and restaurant businesses.

Marjan Hospitality cited 8,197 existing hotel rooms in the emirate, with a further 5,470 under construction. This is pipeline capacity, not a forecast that every unit will open or be occupied at the same time. New supply can encourage refurbishment of older properties while also intensifying competition for room revenue.

Georgia's Experience: A Focus on All-Inclusive and Hotel Management

A different resort business model is emerging along Georgia's Black Sea coast. One example is Wyndham Grand Batumi Gonio, located in Gonio near Batumi. The project brings together hotel rooms, penthouses, townhouses, and villas under the international Wyndham Grand brand. Hotel management is planned under an agreement with Aimbridge Hospitality.

Unlike hotels in Ras Al Khaimah, which are considering more flexible meal plans, Wyndham Grand Batumi Gonio is focused on the all-inclusive concept. The project includes its own dining, wellness, and entertainment facilities. Property owners can participate in a hotel management income model, while the developer also offers an alternative option with a contractually guaranteed annual return of 10%. This guarantee represents a contractual obligation of the developer rather than actual profits generated by hotel operations.

International Investment previously examined the financial model of Wyndham Grand Batumi Gonio, including the distinction between guaranteed payments and income from hotel operations.

Georgia's experience illustrates an alternative approach to branded resort development. In Ras Al Khaimah, the opening of Wynn could encourage tourists to spread their spending across multiple hotels, restaurants, and entertainment venues. In Gonio, the project is built around integrated infrastructure and centralized management. Both models require investment in accommodation quality and additional services, but their financial performance ultimately depends on occupancy rates, room rates, and operating costs.

Property Prices and Hotel Cash Flow Must Be Separated

International Investment has already covered Wynn’s influence on residential development in Ras Al Khaimah and the broader investment story of branded resort real estate. Those are not interchangeable with operating results for existing hotels. Developers may sell apartments on the basis of future expectations, while hotel owners must service debt and pay staff using actual guest spending today.

The next test comes after opening, when occupancy, length of stay, room rates and non-room spending can be measured across several seasons. Until then, the reported hotel renovations are concrete decisions; the longer-term investment uplift remains an expectation rather than a demonstrated result.
