Trump Tower Tbilisi Anchors $2 Billion Downtown Project

Trump Tower Tbilisi Anchors $2 Billion Downtown Project

Trump Tower Tbilisi has been formally unveiled as a 62-storey tower planned to rise approximately 280 metres beside the Georgian capital’s Central Park. It will form the centrepiece of Downtown Tbilisi, a six-tower mixed-use development covering about 600,000 square metres. The wider project is valued at approximately $2 billion. Studio residences in Trump Tower are expected to start at $290,000, with entry pricing of about $7,000 per square metre — almost five times the current Tbilisi primary-market average.

Trump Tower Tbilisi was unveiled in September

The international presentation of Trump Tower Tbilisi was held in the Georgian capital on September 15, 2026. Representatives of Archi, Invia, The Sapir Organization, Gensler and The Trump Organization took part.

Georgia’s Economy and Sustainable Development Minister Mariam Kvrivishvili said projects of this scale could strengthen investor confidence, create employment and facilitate the transfer of international expertise. Those comments represent the government’s expectations rather than an independently verified forecast of the project’s economic impact.

The specifications were clarified after the presentation. Archi’s latest project announcement, published on September 17, describes a 62-storey building rising approximately 280 metres. The tower is being designed by Gensler’s Washington, D.C. office and, if built to the announced height, is expected to become Georgia’s tallest building.

The $2 billion figure covers Downtown Tbilisi

The headline $2 billion figure does not refer to Trump Tower alone. It is the estimated value of the entire Downtown Tbilisi development.

The six-tower project is planned on approximately eight hectares beside Central Park, with total construction area of about 600,000 square metres.

Current plans allocate approximately 251,000 square metres to residential property, 46,500 square metres to retail, 42,000 square metres to offices and another 42,000 square metres to high-end hotel space. Trump Tower is intended to become the first tower and architectural centrepiece of the development.

Archi and Invia are the main developers. The Sapir Organization participates as co-developer, while Block Stone Capital, Finvest Georgia and Vector Group are identified as investors. Financing also includes joint credit facilities from TBC Bank and Bank of Georgia.

The $2 billion estimate therefore should not be interpreted as the standalone cost of Trump Tower or as $2 billion of foreign direct investment arriving in Georgia at once. It represents the estimated value of a large, multi-stage real-estate development. Archi had already put the wider Downtown Tbilisi investment at approximately that level earlier this year.

The Trump brand is licensed to the project

Trump Tower Tbilisi is not owned by Donald Trump or The Trump Organization.

The project’s official website identifies Central Park Icon LLC as the owner and developer of the property. It uses the Trump name and trademark under a licence from DT Marks Tbilisi LLC, and the licensing agreement may be terminated or revoked under its terms.

The Trump Organization is involved as a project partner and brand licensor rather than as the owner of the real estate itself.

This type of structure is commonly used in branded real estate, where local developers finance and build the property while the international name is provided under a separate licensing agreement.

The development is being marketed as the first Trump-branded project in the Caucasus.

Residences will start at $290,000

Archi disclosed initial pricing after the September presentation. Studio residences are expected to start at $290,000, while entry prices will begin at approximately $7,000 per square metre.

That places the development far above the broader Tbilisi housing market. In July 2026, the average primary-market apartment price in the capital was $1,426 per square metre. The average for relatively new properties on the secondary market stood at $1,372.

Trump Tower’s announced entry price is therefore roughly 4.9 times the citywide primary-market average.

The comparison is not like-for-like: Trump Tower is positioned as branded luxury real estate with a different standard of finishes, services and amenities from the average new-build apartment. It nevertheless illustrates the premium the developers expect the project to command. The citywide figures come from Galt & Taggart’s July review of Tbilisi residential real estate.

The project website says residences will range from studios to four-bedroom homes. Plans include floor-to-ceiling glazing, finished interiors and views over Central Park, the Mtkvari valley and the surrounding ridges.

Tbilisi’s housing market remains active

The project is entering the market during a period of strong residential activity in the Georgian capital.

A total of 27,274 apartment transactions were registered in Tbilisi in the first seven months of 2026. Their combined value reached about $2.45 billion, up 27.3% from the same period a year earlier.

July recorded 4,475 transactions. Secondary-market sales rose 18.8% to 2,294 units, the highest monthly level since 2022. Registered primary-market transactions increased 24.4% to 2,181.

The buyer mix at major developers is also changing. Georgian citizens accounted for 74% of buyers in 2026, compared with 85% in 2023. That leaves roughly a quarter of sales in this part of the market to international customers. BM.GE reported that the change reflects faster growth in foreign demand rather than a contraction in local purchasing activity.

International demand is particularly important for Trump Tower because its announced prices are far above Tbilisi’s market average.

Published completion dates do not fully match

The most recent public statements provide a later construction timetable than some existing project pages.

At the September 15 presentation, Georgian Prime Minister Irakli Kobakhidze said Trump Tower was expected to be completed in 2031, while the wider Downtown Tbilisi development was scheduled for completion in 2033. He also said the development would create thousands of jobs and multi-year contracts for Georgia’s construction industry, although a detailed calculation supporting the employment estimate was not published.

At the same time, an Archi investment page still displays earlier specifications: 70 floors, a height of 259 metres and a 2029 handover date. It also refers to more than 1,600 residences across the six-tower development.

Archi’s newer September 17 announcement instead gives 62 storeys and approximately 280 metres. The discrepancy shows that the project’s public-facing materials have not yet been fully synchronised. For prospective buyers, the specifications and deadlines written into contractual documents will be more important than early marketing materials.

The original concept was around 70 storeys

The Trump Organization first announced Trump Tower Tbilisi publicly on April 17, 2026. At that stage, the building was described as approximately 70 storeys high and expected to become the tallest building in Georgia. The initial concept included residences, retail, restaurants and resident amenities.

The September version reduced the announced floor count while increasing the planned overall height. Design changes are not unusual at an early stage of a large development, but the remaining differences between current sales and launch materials are relevant for buyers and investors.

As International Investment experts report, the central issue for Downtown Tbilisi is the commercial performance of the development rather than the visibility of its brand. Six towers, approximately 600,000 square metres of construction and an estimated $2 billion value would make it one of the largest additions to the upper end of Tbilisi’s property market. At the same time, Trump Tower’s entry price is roughly five times the city’s primary-market average, published timelines currently differ, and the depth of international demand at these prices has yet to be demonstrated through completed sales. The $2 billion estimate also should not be treated as the cost of a single tower or as a guaranteed foreign capital inflow of the same amount. Construction progress, actual transaction volumes and the ability to maintain premium pricing will be more useful measures of the project’s performance.
