Who Is Buying Property in Batumi? Interview with a Real Estate Developer

Israel, Turkey, Ukraine, Russia, Belarus, the Middle East, and the Persian Gulf countries — these are the main markets generating foreign demand for real estate in Adjara. Irma Makharadze, founder of REA Investment, notes that buyers from the Persian Gulf have become particularly active in Batumi, while demand from Russian-speaking investors remains stable.

“Based on our company's experience, we have recently seen a particularly noticeable increase in inquiries from European markets. Interest from Russian-speaking buyers remains stable, although we have not yet observed a significant increase in demand from this group. Buyers from the Persian Gulf countries deserve particular attention, as they are considering real estate both as an investment and for personal vacations,” says Irma Makharadze.

The founder of REA Investment believes that the market's main advantage lies in the diversity of demand.

“Batumi attracts buyers from different countries with different objectives. This creates broader opportunities for the market and contributes to its long-term development.”

According to Irma Makharadze, foreigners purchase property in the coastal city primarily for investment purposes. They expect to generate rental income and benefit from future property appreciation.

“Buyers from Europe and Israel are more investment-oriented. For citizens of Ukraine, Russia, and Belarus, the opportunity to use apartments for personal vacations is also important, alongside generating income.”

Which Apartments Are in Demand?

The founder of REA Investment notes that studios and one-bedroom apartments are the most sought-after property types.

“In the overall sales structure, the mid-range and budget segments dominate. However, these figures reflect transactions involving all buyers, not just foreigners. When analyzing international demand, the purpose of the purchase is crucial: generating investment income, buying an apartment for vacations, or combining both objectives.”

According to the latest research by Colliers Georgia, the number of residential real estate transactions in Batumi declined by 10.4% in September 2026 compared with the same month in 2025. However, the total value of sales increased by 0.9%, reaching $107 million.

Batumi's real estate market remains heavily dependent on international demand. Foreign buyers accounted for 48% of all transactions in September 2026.
