Wynn Reshapes Ras Al Khaimah Property Market

Wynn Reshapes Ras Al Khaimah Property Market

Ras Al Khaimah is entering the final full year before Wynn Al Marjan Island opens with a property market that has already changed substantially. The approximately $5.1 billion resort is scheduled to welcome guests in September 2027. Al Marjan Island has meanwhile become one of the emirate’s main development centres, with apartment prices rising, global hotel brands launching residences and more than 34,000 new homes expected across Ras Al Khaimah by 2030. Roughly 10,000 of those units are expected to be branded residences.

Wynn Al Marjan Island will open in September 2027

Wynn Resorts has formally confirmed September 2027 as the expected opening date. The company holds a 40% interest in the joint venture developing the project, which is valued at approximately $5.1 billion.

The oceanfront resort is planned with around 1,530 rooms, suites and villas, more than 20 dining and entertainment venues, luxury retail, spa and fitness facilities, meetings and events space, pools, a marina and approximately 420 metres of private beach.

International Investment included Wynn Al Marjan Island among the notable hotel infrastructure projects of 2026, highlighting its large event centre, conference facilities and resort-city format.

The Wynn effect is already changing local hotels

Existing hotel operators are repositioning before the resort opens. Rixos Al Mairid is refurbishing all 323 rooms in its main building, while Pullman Resort Al Marjan Island is renovating 300 rooms before reopening as an adults-only resort in Q2 2027. Skift described the changes as part of the emerging “Wynn effect” on Ras Al Khaimah hospitality.

The wider change is in market positioning. Al Marjan Island is developing from a beach-hotel destination into a mixed resort district combining restaurants, entertainment, branded residences and international luxury hospitality.

Ras Al Khaimah property has already repriced

CBRE recorded an 18% year-on-year increase in average apartment sales values across Ras Al Khaimah in H1 2026, to AED2,298 per sq ft. Villa values rose 7.3%.

Al Marjan Island led major waterfront communities, with apartment values increasing by 23.1% annually. Apartment rents across the emirate rose 14.3%.

The premium segment also set new records. A Sky Palace at Waldorf Astoria Residences sold for $35.4 million, while a Sky Mansion at Mondrian Al Marjan Island Beach Residences changed hands for $34.7 million.

These transactions show how branded hospitality has become part of residential pricing. Buyers are paying for the international brand, services and resort infrastructure alongside the physical property.

Al Marjan Island remains the strongest submarket

ValuStrat’s Q2 index showed more moderate overall appreciation but confirmed Al Marjan Island’s outperformance. Residential values across Ras Al Khaimah were 5.4% higher year on year, while apartments gained 5.8%.

Al Marjan Island apartment values increased 9.4% annually. Average gross residential rental yields stood at around 5.3%.

The difference between CBRE and ValuStrat reflects their respective datasets and methodologies. Both nevertheless identify Al Marjan Island as a leading waterfront market.

More than 34,000 homes are planned

CBRE expects more than 34,000 residential units to be delivered across Ras Al Khaimah between 2026 and 2030. Around 10,000 are expected to be branded residences.

The pipeline includes developments linked to Waldorf Astoria, Mondrian, Nobu, Missoni, Aston Martin, Karl Lagerfeld and other international brands.

Near-term supply remains smaller. International Investment’s review of UAE housing construction puts Ras Al Khaimah’s expected 2026 completions at around 1,400 homes, meaning much of the larger pipeline will reach the market later.

Al Marjan Island is being built as a destination

The island masterplan provides for more than 18,650 residential units, around 450 holiday villas and over 8,500 hotel guestrooms. Al Marjan Island covers 2.7 sq km of reclaimed land and includes 23 km of waterfront and 7.8 km of beaches.

Wynn is the largest anchor development, but it is becoming part of a broader hospitality and residential cluster.

In July 2026, Marjan and Wynn Resorts broke ground on Janu Al Marjan Island, a hotel and branded residential development operated by Aman Group’s Janu brand. The project is scheduled to open in 2029.

Branded residences are becoming a major asset class

Around 10,000 branded residences in the wider Ras Al Khaimah pipeline will create a sizeable market in their own right.

JW Marriott Residences & JW Marriott Al Marjan Island Resort is one of the largest examples. The AED4.8 billion development combines 474 private residences with a 300-room hotel and is the first JW Marriott branded residential project in the GCC.

International Investment has highlighted the project as a family-oriented mixed hospitality development where hotel services, private residences and long-stay infrastructure form a single product.

Georgia shows the same branded-hospitality model

A similar investment format is developing in other tourism markets. In Georgia, Wyndham Grand Batumi Gonio is one of the largest examples.

The resort comprises 494 hotel units, penthouses, townhouses and villas held under full ownership. It operates under the Wyndham Grand brand, with Aimbridge Hospitality as the management company. The project offers a hotel-management income model and a contractual 10% guaranteed annual return.

International Investment has separately analysed the Wyndham Grand Batumi Gonio financial model and the role of the international operator.

Ras Al Khaimah and Batumi are different markets, but the product logic is comparable: investors are buying property inside a hospitality ecosystem rather than a stand-alone holiday apartment. Brand distribution, hotel management and resort infrastructure become part of the asset.

Hotel capacity is set to expand sharply

Ras Al Khaimah currently has about 9,000 operational hotel rooms across 60 hotels. A further 8,500 rooms are planned between 2027 and 2030. More than 80% of the future supply is positioned in the five-star segment and nearly two-thirds will be located on Al Marjan Island.

The result will be a much larger hospitality cluster combining accommodation, dining, events, beaches, retail and branded residences.

Tourism is setting new records

Ras Al Khaimah welcomed a record 1.35 million visitors in 2025, while tourism revenues increased 12%. The emirate is targeting more than 3.5 million annual visitors by 2030.

More than 670,000 visitors arrived in H1 2026, the strongest first-half performance on record. Domestic arrivals increased 47%, while a new private aviation terminal at Ras Al Khaimah International Airport is scheduled to open in early 2027.

Wynn is therefore entering a destination that is expanding its wider tourism infrastructure at the same time.

Foreign buyers can own Al Marjan Island property

Al Marjan Island is a designated freehold area where non-UAE nationals can own property. Ras Al Khaimah’s official registration rules also list Al Hamra Village, Mina Al Arab, RAK Central and other designated areas for foreign ownership.

The sale registration fee is 2% of market value for the buyer and 2% for the seller.

Property ownership can also support long-term residency. UAE Golden Residency is available to qualifying investors who own one or more properties with a combined value of at least AED2 million. Eligible off-plan purchases from approved developers can also qualify.

Part of the Wynn effect is already in current prices

Al Marjan Island’s repricing began well before the resort opens. By 2026, Wynn has a confirmed September 2027 launch date and the island has attracted Marriott, Waldorf Astoria, Mondrian, Nobu, Janu and other global hospitality names.

The investment story is therefore shifting from anticipation of a single resort towards the economics of individual projects within a much larger premium market.

Double-digit price growth, record branded-residence transactions and the size of the future development pipeline suggest that a meaningful part of the expected 2027 transformation is already reflected in current values. Future performance will increasingly depend on tourism growth, infrastructure and the ability of individual projects to attract their own residential or hospitality demand.

As International Investment experts report, Wynn Al Marjan Island is already part of current Ras Al Khaimah property pricing, but the emirate’s transformation extends well beyond one resort. Al Marjan Island is gaining a scale it did not previously have, with thousands of hotel rooms, tens of thousands of residences and a growing concentration of global hospitality brands. In that environment, the distinction between a conventional waterfront unit and professionally managed branded hospitality real estate becomes increasingly important. Other tourism markets, including Wyndham Grand Batumi Gonio in Georgia, demonstrate the same broader model: international branding, professional hotel management and substantial resort infrastructure are becoming core components of the investment product.
