Five Danish Hotels With 928 Rooms Change Hands

Pandox has agreed to sell five Danish hotel properties with 928 rooms to a joint venture between Alma Property Partners and Midstar. The underlying property value is DKK 1.155 billion, equivalent to approximately SEK 1.7 billion before deduction of deferred tax. Four properties are in Greater Copenhagen and one is in Kolding. Announced on 22 October 2026, the transaction is expected to close in Q4, so the agreement should not yet be described as a completed disposal.

Five hotels, two established operating brands

The portfolio comprises Scandic Sluseholmen with 215 rooms, Scandic Hvidovre with 207, Motel One Copenhagen with 200, Scandic Kolding with 186, and Scandic Glostrup with 120. Their combined lettable area is approximately 46,000 square metres. Only one of the five hotels is outside the Greater Copenhagen area, although several of the capital-region properties are in suburban locations rather than the historic city centre.

The properties are fully leased to Scandic and Motel One under long-term arrangements. The operator brands will remain in place while the buyers pursue targeted investment and upgrades. From a property investment perspective, this is an acquisition of functioning assets with existing leases rather than an undeveloped hotel scheme without an operating history.

Why the investment structure matters

Alma is investing through its diversified value-add fund Alma IV, with Midstar joining as co-investor and taking responsibility for ongoing asset management. The two firms describe the purchase as a base for further Nordic hospitality investment. Long-standing leases can provide more visible income than hotels sold vacant, but refurbishment budgets, tenant covenant quality and future renewal terms still affect risk.

Pandox also agreed to divest two Scandic hotels in Sweden in a separate transaction. Together, the seven Danish and Swedish properties comprise 1,248 rooms with an underlying value of approximately SEK 2.1 billion. This combined figure is not the valuation of the five Danish hotels alone, which was given separately in Danish kroner.

What the deal says about European hospitality capital

The transaction illustrates institutional investors' interest in hotels already supported by named operators and established leases. Yet the number of rooms alone cannot establish value or yield. Investors need to examine the rental contract, ownership expenses and the cost of upgrading the physical property. International Investment has previously assessed the recovery in hotel capital allocations across Europe.

European hospitality investment is also increasingly divided between fixed or variable leases, hotel management contracts and direct owner operation. International Investment's country-by-country hotel market comparison shows why operating market performance and the economics of an individual hotel asset must be treated as different measures. The Danish acquisition offers a concrete illustration of a leased-asset strategy.
