How Much Does Real Estate Cost in Batumi?

In September 2026, apartment sales in Batumi declined by 10.4% year-on-year, with a total of 1,614 units sold. Despite this decrease, the total market value increased to $107 million, according to Colliers Georgia.

Colliers Georgia explained that the decline in transactions in new residential developments was recorded only in the primary market. This was due to a large number of property transactions being registered simultaneously in several residential complexes a year earlier.

In September, the weighted average price of apartments in Batumi's new developments rose by 5.2% year-on-year to $1,408 per sq. m. Prices in the secondary market increased even more sharply, by 9.9%.

According to the same report, foreign buyers accounted for 48% of all apartment transactions across the primary and secondary markets.

The most expensive areas in Batumi remain the historic city center, known as Old Batumi, and the seafront along the New Boulevard.
