Batumi Real Estate Market: Sales Rise as Growth Dynamics Shift — Galt & Taggart
Total sales across the Batumi residential real estate market continue to climb, yet the primary drivers of growth are undergoing a shift. In the first eight months of 2026, amid heightened transaction activity in the secondary market, developer data points to substantial sales growth in the primary segment as well. Meanwhile, buyer demographics are shifting and the financial volume of the market continues to expand.
Batumi's residential real estate market maintains its upward trajectory. However, figures from the first eight months of 2026 point to significant structural shifts. Specifically, according to a study by Galt & Taggart, 10 883 apartments were sold in Batumi during the reporting period, representing a 3.6% increase compared to the same period in 2025. Yet beneath this overall headline figure lies contrasting dynamics between the primary and secondary markets.
According to the same study, sales growth was bolstered by the launch of major new projects, revitalized demand from both domestic and international buyers, and increased marketing efforts by developers. These factors underscore the investment appeal of Batumi residential real estate and strong market competition.
Secondary Market Sales Surge as Primary Market Data Calls for Clarification
According to Public Registry records, 5 459 apartments were sold on the secondary market between January and August 2026, marking an annual increase of 11.8%. The number of registered transactions on the primary market stood at 5 424, down 3.6% compared to the same period last year.
As a result, the secondary market surpassed the primary market in total transaction volume for the first time: over the eight months of 2026, the secondary segment accounted for approximately 50.2% of completed transactions, while the primary market held a 49.8% share. By comparison, the primary market accounted for roughly 53.5% during the corresponding period in 2025.
However, these figures do not fully capture actual activity on the primary market. As Galt & Taggart experts explain, the registration of transactions between developers and private buyers in the Public Registry often experiences delays. Consequently, the volume of registered sales in any given period may substantially lag behind actual sales completed by developers.
To evaluate this discrepancy, Galt & Taggart conducted a structured survey of developers in September 2026. The research encompassed over 40 residential projects currently under construction in Batumi, covering approximately 40% of the primary market.
Survey results revealed that across the projects of the selected developers, 3 273 apartments were sold during the first eight months of 2026, compared to 2 518 over the same period in 2025. This reflects a 30% year-on-year surge in primary market sales within this sample.
These findings are particularly noteworthy as they present a reality distinct from the Public Registry statistics: despite a drop in registered primary transactions, developer surveys point to strong momentum in real-time sales. It should be noted that the survey reflects the selected project sample rather than the total volume across the entire primary market.
Total Market Value Expands to $867 Million
Alongside the rise in transaction numbers, the total financial volume of Batumi's residential real estate market is expanding as well.
According to Galt & Taggart, total market turnover reached 867 million US dollars in the first eight months of 2026, up from 761 million dollars in the same period of 2025. This corresponds to an annual expansion of 13.9%.
The respective contributions of the primary and secondary markets are especially revealing. The financial turnover of the primary market grew from 414 to 453 million dollars, achieving a 9.4% increase. On the secondary market, volume climbed from 347 to 414 million dollars, representing a 19.3% increase.
Consequently, the secondary market leads not only in unit sales, but also in the pace of financial growth. This trend highlights the growing importance of secondary transactions within the overall market structure. Moreover, the growth in financial volume outpaces the growth in unit sales, signaling an increase in market value and shifts in transaction composition.
New Boulevard Remains the Core Sales Hub
Demand across Batumi's residential real estate market is geographically uneven. The largest share of sales continues to center on New Boulevard.
According to Galt & Taggart, 4 417 apartments were sold along New Boulevard in the first eight months of 2026, representing an 8.7% annual increase. This district captured roughly 40.6% of all registered sales in Batumi.
Alley of Heroes ranked second with 2 485 units sold, posting modest year-on-year growth of 0.8%. Together, these two prime districts represented approximately 63.4% of total sales across Batumi.
Other districts experienced contrasting trends. In Makhinjauri, sales leaped by 38.1% year-on-year to 779 apartments; inner districts recorded 1 138 units sold, reflecting a 1.8% decline; peripheral areas logged 1 029 transactions, down 1.5% annually.
A distinct trend emerged in Old Batumi and Gonio-Kvariati. In Old Batumi, transactions fell by 15.5% to 839 apartments, while Gonio-Kvariati saw a 10.9% drop, settling at 196 units sold.
The data demonstrates that growth across the Batumi residential real estate market is distributed unevenly across neighborhoods. New Boulevard retains its leadership in total volume, Makhinjauri stands out for its rapid pace of expansion, while Old Batumi and Gonio-Kvariati recorded declines over the period.
Foreign Buyer Share Stays Strong
A high level of foreign buyer participation remains a hallmark of Batumi's residential property market. Across projects developed by companies surveyed by Galt & Taggart, Georgian citizens accounted for 28% of apartment purchases in the first eight months of 2026, while foreign nationals accounted for 72%.
Among international buyers, citizens of Ukraine, Russia, and Belarus represented the largest segment at 19%; buyers from European countries accounted for 17%, Israel 12%, Arab states 7%, Turkey 7%, and citizens of other countries made up 10% of total sales.
For comparison, in 2025, Georgian citizens comprised 43% of sales in projects by the surveyed developers. The research therefore shows a marked increase in the proportion of international buyers during the reporting period.
This underscores the heavy reliance of the Batumi residential market on global demand. While diversifying buyer geography can unlock fresh opportunities, this significant dependence on international demand also leaves the sector susceptible to external economic and geopolitical shifts.
Market Sustains Growth Amid Structural Transformation
The overall data for the first eight months of 2026 illustrates that Batumi's residential real estate market continues to expand, though the sources of growth and buyer demographics are evolving.
A notable pickup in secondary market activity, developer survey findings indicating 30% growth on the primary market, a rise in total market value to 867 million dollars, and an extensive foreign buyer presence define the sector's current profile.
At the same time, the divergence between Public Registry figures and developer data highlights that registered transactions alone cannot provide an accurate picture of market momentum. A comprehensive assessment requires evaluating actual developer sales, market financial capacity, and buyer demographics side by side.
According to Galt & Taggart, robust demand has been supported by new large-scale project launches, renewed engagement from local and international buyers, and proactive marketing by developers. Moving forward, the critical factor will be the market's capacity to sustain this momentum within the existing supply and demand balance.
In summary, Batumi's residential real estate market is not merely expanding in size, but undergoing structural changes: the secondary market is gaining prominence, and the share of foreign buyers is growing. Meanwhile, accurately measuring activity on the primary market calls for a more nuanced and comprehensive approach.
