Eric Trump Details Trump Tower Tbilisi Plans
Trump Tower Tbilisi is planned as the Trump brand’s first address in the Caucasus and the centerpiece of the roughly $2 billion Downtown Tbilisi development. In an interview with Georgian broadcaster Rustavi 2, Eric Trump said the company intends to create a landmark capable of competing for attention across Europe and Asia. The latest official design calls for 62 floors, a height of about 280 metres and 850 residences. The Trump Organization, however, does not own or develop the property: the name is licensed to the local project owner, while Archi and Invia lead the wider development.
Eric Trump explains the choice of Tbilisi
Eric Trump, executive vice president of The Trump Organization, described Georgia as a bridge between Europe and Asia and said the company had not previously developed a project in the Caucasus.
He said the organization rejects roughly 100 proposals for every location it ultimately selects and argued that Tbilisi met its requirements because of its position, recent economic growth and increasing international profile. Trump also said he expects the company’s entry into Georgia to attract attention from other international businesses. That is the project representative’s expectation rather than an independently established forecast for foreign investment.
In another part of the Rustavi 2 interview, Trump said the building should combine the brand’s standards with architecture and design adapted to Georgian traditions and local lifestyles.
The tower will anchor Downtown Tbilisi
The project’s current specifications differ from the concept first announced in April. The Trump Organization initially described a tower of approximately 70 storeys. Following the September launch, the official project website now lists 62 floors, a height of about 280 metres and 850 residences. Gensler is the architect.
Trump Tower is planned as the first and tallest of six towers in Downtown Tbilisi. The master plan covers about seven hectares beside Tbilisi Central Park, with approximately 600,000 square metres of total construction and an estimated development value of $2 billion.
The wider district is expected to combine residential, hotel, office, retail and public space rather than operate as a stand-alone apartment tower.
Project specifications are still evolving
Eric Trump referred in the Rustavi 2 interview to a building with slightly more than 65 floors and compared its scale with Trump Tower on Fifth Avenue in New York. The latest official project documentation, however, specifies 62 floors and 280 metres.
The latest official specification is therefore the more appropriate figure for describing the development. The project website also notes that renderings, dimensions, materials, amenities and other features remain subject to change.
If delivered at its currently stated height, Trump Tower Tbilisi is expected to become Georgia’s tallest building. That remains a planned status rather than a description of an existing structure.
The Trump Organization does not own the property
The ownership structure is important when assessing the headline investment figure.
The project’s official disclaimer states that Trump Tower Tbilisi is not owned, developed or sold by Donald Trump, The Trump Organization or their affiliates. Central Park Icon LLC is identified as the property’s owner and developer and uses the Trump name under licence from DT Marks Tbilisi LLC.
Archi and Invia are the principal developers of Downtown Tbilisi.
Following the September presentation, Archi Group and INVIA were identified as the principal partners and developers, with The Sapir Organization participating as co-developer. Block Stone Capital, Finvest Georgia and Vector Group are investors in the project.
The $2 billion figure should therefore not be described as a direct investment by The Trump Organization. It is the stated total development value of the six-tower Downtown Tbilisi master plan.
Residence prices have not been officially released
Earlier reports circulated indicative apartment prices, but those figures should not be treated as the official sales list.
The current sales website says a public sales date has not yet been announced and that the developer has not published final prices or floor plans.
The official residences section similarly states that the residence collection remains at the concept stage and that final layouts, sizes and prices will be released when sales begin.
Any specific entry price or price-per-square-metre figure should therefore be treated as preliminary unless it is confirmed when the official sales launch takes place.
The development is targeting international buyers
The developers are positioning Trump Tower at the upper end of the market and expect Downtown Tbilisi to attract buyers beyond Georgia.
Archi has said that more than a quarter of its customers are already international. Ilia Tsulaia, co-founder and chairman of the company’s supervisory board, has compared Tbilisi’s current development phase with Dubai when it was emerging as a global property destination. That is the developer’s assessment rather than an independent projection for the Georgian market.
International demand will be particularly important for a branded residential development positioned above mainstream Tbilisi housing. Average citywide apartment trends therefore cannot be applied directly to the future performance of Trump Tower units.
Georgia grew 7.5% in 2025
Eric Trump also cited Georgia’s rapid economic expansion, referring to growth of almost 10% in 2024 and around 8% in 2025.
Revised official statistics show real GDP growth of 9.7% in 2024 and 7.5% in 2025. Nominal GDP reached GEL 104.6 billion, or about $38.1 billion, last year.
Growth continued in 2026, at 9% year on year in the first quarter and 6.9% in the second.
Trump’s rounded figures therefore broadly describe the strength of recent growth, although the official annual rates are 9.7% for 2024 and 7.5% for 2025.
Development will take several years
Trump Tower Tbilisi received its international launch on September 15 and is being presented as the first building in the wider Downtown Tbilisi project.
The published development timetable puts completion of Trump Tower in 2031 and the wider Downtown Tbilisi district in 2033.
That long delivery period creates additional variables for investors. Financing costs, construction prices, the Georgian housing market, foreign-buyer demand and competing luxury supply can all change substantially before completion.
Branding will be tested by actual sales
Eric Trump has argued that the Trump brand can draw international attention to Georgia and said during the launch that the building should compete for prominence beyond Tbilisi, across Europe and Asia. Those remarks describe the project’s ambitions rather than an independent assessment of its future value or performance.
The licensing structure allows the local development to use an internationally recognised property brand without The Trump Organization owning the real estate itself. For purchasers, the long-term value of that arrangement will ultimately depend on execution quality, building management, service charges and resale demand.
As International Investment experts report, the key economic test for Trump Tower Tbilisi will be whether the project can turn its branding into a sustainable premium supported by actual sales. Downtown Tbilisi is unusually large for the Georgian market, but the $2 billion figure covers the whole master plan and does not represent a direct investment of that amount by The Trump Organization. Until official prices are released and construction advances, assessing investment returns on the residences would be premature.
